In an attempt to put together a resource for homeowners to help them protect themselves from being ripped off, I contacted some of the most skilled roofing contractors and workers in the State of Florida, sat down with them, and asked how they see homeowners get ripped off.

Of course we came up with the obvious answers, taking money and not doing work, having day laborers/unskilled workers work on a job, etc.

We all know about those kinds of rip-offs but that's not what I was looking for. 

We dug deeper, thought more, we started hitting the rip-offs I wanted to alert you to.

Rip-offs like:

1.  Using substandard nails or adhesive on your roof to save money.  A bunch of nails is all there is holding a shingle roof together.  For Tile roofs, nothing but some adhesive holding your roof on.  Many roofers use nails that aren't approved by the manufacturer for outdoor use because they're a lot cheaper than the correct type of nail. It’s legal, but it’s not ethical.   And it puts your home at risk! 

   Many roofers use cheap adhesives to hold on your tile roof.  These cheap adhesives pass code but start to break down in a few years.  The tiles on your roof start to shift, they become subject to breaking, and they let critters (like bats and rats) under them.  These animals can reduce the life of your roof and get into your home endangering your health.  On top of that, in a good wind storm, once the cheap adhesive is broken down, your tiles will fly right off your roof. 

   Problem is no one can stop the roofer from using cheap materials unless you know what to ask and make sure it’s written into the contract to use top quality materials.

   And of course, in the contract or not you better follow up and make sure they use the material they promised!!




2. Using substandard shingles on your roof.  Many outdated shingles are still approved for use in Florida.  The shingles are rated for 50 or 60 MPH winds. 

   Because they're still in use in Florida, (even though sub-standard material like this shouldn’t be) the manufacturers still sell them. 

   Let me say categorically, no shingle should ever go on a house in Florida without at least a 110 MPH wind rating.  The State just hasn't updated their approved material list and until they do discount roofers, and some not so discount roofers, will keep putting these substandard shingles on homes like yours.




3. Using less than best practices and the most up to date materials on your roof.  For good or bad, most roofing contractors are too busy on jobs or don't care enough to keep up with the best practices in the industry.  That means the roofer you hire might be using roofing techniques that are decades old!! Don't let these types near your home!!

 

And many many more.

What makes these rip offs so diabolical is the fact that many of them are legal.  Old codes that haven't been updated, old material certifications are still on the books, etc. 

Because many of the methods and materials are legal, the codes enforcement agent can't do anything to protect you.  It's up to you to be knowledgeable and pick a competent, scrupulous contractor (as opposed to the scores of incompetent, unscrupulous contractors in the state).

And don't think that price is a measure of quality.  While the old saying is true, quality work ain't cheap and cheap work ain't quality, it isn't true that all expensive work is quality work.

I know of cases when people paid top dollar for their roof and they got a fly by night job.  You can't just pick the most expensive roofer and feel safe, you MUST educate yourself, and watch closely the people working on your roof.

After all, you may be able to get along with a poorly done drywall job, a poor insulation job or a bad HVAC system can run up you electric bill, but they normally won't damage your home, but a poorly done roof puts your entire home and family at risk! 

Water leaks can lead to mold infestations, which can cost tens of thousands of dollars or more to fix.  Problems with mold can cause serious health problems for your family.

Yes your roof is the most important part of your home, and a poor roofing job can cost you enormous sums of money in repairs on top of forcing you to buy a new roof!!  And that doesn’t even take into account the emotional and physical and financial cost if a leaky roof causes a mold infestation.  And it’s likely your insurance company won’t cover a mold infestation under the circumstances!
